Summer Pruning

Green Horizons has informed us that they will be in the neighborhood pruning the front yard landscaping sometime in the next 2 weeks.  They were  unable to pinpoint more precisely due to weather.  If you would like them not to prune your yard, and prune it yourself, please let the board know.

Plow Damage Repairs Complete

Trailhead Residents,
Green Horizon has completed the plow damage repairs on the tree lawns. They have put down top soil, seed and starter.
Please continue to water the area to ensure proper growth!

Spring 2018 Newsletter

Hello Trailhead Residents,
Spring has sprung!
Please mark your calendar for the annual meeting – (due to the ongoing Berea Library renovations) – The Annual Trailhead Village HOA meeting will be Tuesday , June 12, 6:30 p.m., at the North Olmsted Library, (large room), 27403 Lorain Road, North Olmsted, Ohio  44070.
Every year we have a board member who rotates off the board after serving a three (3) year term.  This makes room for a different resident to be elected to the board.  The election happens at the annual meeting in June.  Any resident whose name is on the deed of their home is eligible for election, one person per household.  If you are interested in joining or would like more information, please contact the board.  Working on the board is a great opportunity to meet and interact with the entire community as well as a chance to help manage the community.  If you are interested in running, please let the board know by May 9, 2018
​We thought we would share some history about the planning for Trailhead Village, courtesy of Joan O’Malley. 
Phase I of the site consists of an 8.35 acre parcel presently being utilized as a riding stable at 410 Barrett Road.  The site contained two homes, a large horse barn, and two garages or outbuildings.  The site is bordered on the southerly side by Barrett Road.  On the Westerly side by a residential dwelling (440 Barrett Road) and vacant wooded land behind which was to be Phase II of this proposal.​  The Cleveland Metro Parks (Rocky River reservation) abuts the Easterly side of the site and the southerly side of the site is adjacent to the City of Berea Service Facility.

General Items:
  • The board would like to remind you to take the time to review our website trailheadvillage.com occasionally as there updates and notices posted.
  • Pet owners please be mindful and pick up after your pets throughout the neighborhood, and please be courteous of your neighbors property when walking your dogs.
  • In order to maintain the appearance of our community as it ages, please be mindful to keep up with exterior items which may have faded paint, for example, shutters, exterior lights, house trim, and garage doors.  This is required in our bylaws.
  • As in the past we are looking for volunteers for the annual flower watering maintenance.  Please contact the board of you are interested.
Rules and Regulations​:
  • Spring is a great time to refresh yourself by reading the Rules and Regulations, found on our website, trailheadvillage.com, under documents.
  • As always, watch your speed when driving in and out of the neighborhood.  We want to maintain a safe community.  The posted speed is 10 miles per hour.
  • As a reminder, there are no recreational activities permitted in the street.
  • Overnight parking is not permitted in the street, by the HOA (also, a City of Berea ordinance).  Please have guests park within the residents garage, driveway and then on the parking pads.  Parking pads are for temporary parking only.
  • Parking on the fire hydrant side of the street is prohibited by the HOA and City of Berea.
  • There have been many sightings of wildlife in the area.  Please remember that garage doors must be closed except for ingress and egress, or a purposeful activity.  (e.g., yard work, washing of cars, or entertaining)
 
Landscaping and Design:
​ The landscape and design forms have been updated on the website.  They know include a generic lot diagram.  When you are submitting your request, please include the rough locations of items, and be as descriptive as possible.  If you have your own diagram, please feel free to submit it instead.  This will provide the committees and the board a better idea of your project.  Remember, if you are planning any landscaping or architectural design changes, to submit the required form to the respective committee.  All forms are available to be downloaded from our website.  When you fill them out, you can email them to landscaping@trailheadvillage.com, or design@trailheadvillage.com, or drop them in the Trailhead Village mailbox, located next to the USPS mailboxes in our neighborhood.  Make sure to read the rules and regulations to see what is and what is not permitted in the neighborhood.  Please remember that the review process can take up to 21 days to complete.

Spring Landscaping

​Hello Residents,
Green Horizons will be working on and off in the neighborhood in the next few weeks to begin spring clean up, bed preparation, plow damage repair, and mulching and initial fertilization.

Remember, mulch will be only be applied to the front beds of your home.  If you would like mulch on the sides, and/or back of your property at your cost, you must call Green Horizons directly (Jim Folds) for that service.​

HOA Coupon Books

Dear Trailhead Residents,
By now, you should have received your coupon books for the HOA dues for 2018.  As we said in the email of November 19, it is important for all residents who pay via ACH/Direct Debit or bill pay via their bank to access the account number information in the coupon book.  As this is very important, and to prevent any confusion, or late payments, we are asking ALL residents to respond to this email that you have received your coupon book.  If we do not hear from you, a board member will be contacting you personally.

Fall Newsletter

Hello Trailhead Residents,

Hope everyone has enjoyed the Fall Foliage! Here is the Fall Newsletter.

General Items:

  • It is that time of year again…the pond fountain ​is turned off. The fountain will be removed and put into storage for the winter. This is to keep the pump from being damaged by the pond freezing. It will be turned back on in early spring.
  • With winter just around the corner we would like to remind everyone to take the time to properly store outdoor items. Storage in not permitted on front porches or under decks.
  • As the holiday’s approach be reminded to use the parking pads and when parking on the street please do not park on the fire hydrant side as this is a city wide rule.
  • The deer are roaming be careful as you drive in and out of the community.
  • Green Horizon will perform fall clean up throughout November consisting of cleaning up leaves and trimming the decorative grasses throughout the common areas of the community.

Rules and Regulations:

  • Residents are reminded to be mindful of your speed when driving through the community. We must maintain a safe community for all the residents. Please remind any quests to adhere to the posted speed limit of 10pmh. The board has received several complaints.
  • A quick reminder that seasonal flowers need to be removed from the front beds and pots as winter approaches. In addition​,​ hose reels should be put away.
  • Trash cans must be stored back into the garage the evening of pick up day.
  • With the holidays around the corner we would like to remind everyone when decorating their home that the holiday lighting cannot be on prior to Thanksgiving Holiday. All decorations must be removed 2 weeks after the New Year Holiday.

Snow removal reminders:

  • Driveways will not be plowed if there is a car present on the driveway.
  • Driveways are on a 2” trigger; this means driveways will not be plowed until 2” of snowfall.
  • Be mindful of parking on the street so the plows can do their job during snow storms
  • Some plow damage is inevitable. Green Horizon will attempt to minimize this but superficial damage is possible due to snow removal.
    Salting, while keeping our streets ice free, is hard on our grass. Some burn out is to be expected after each season. Since we do not have a tree lawn or sidewalk buffer.
  • Plow damage that is done to lawns will be repaired by Green Horizon in the spring.

Road Maintenance 9/14/17

Dear Residents,

The board was just informed that crack filling be done tomorrow around 8 am weather permitting.

Rain day will be Saturday.

Once the sand is applied you will be able to drive on it.

Fall Newsletter

Hello Trailhead Residents,

The Board hopes everyone is enjoying the summer!

General Items:

Mark Angiocci will serve as President this year. The Board would like to thank everyone who attended the annual meeting this year.

  • During the summer our four legged friends at ARF are spending more time outside. If barking persists for more than 20              minutes please contact the Berea PD non-emergency number (440-826-5870)they will address the issue.
  • Please be reminded to take in garbage cans at the end of the evening after garbage pick-up.

 

Rules and Regulations:

  • Residents who walk pets through the neighborhood please make sure to keep them on a leash and clean up after your pets on common grounds and on other residents lawns.
  • As always be mindful of your speed when driving in and out of the neighborhood be reminded that the posted speed is 10 mph.

Please also make sure that guests also adhere to the posted speed.

  • Parking on the fire hydrant side of the street is not permitted.

Overnight parking by guests must utilize spaces in the following order:

  1. Within the garage
  2. In front of the garage door.
  3. On the parking pad.
  4. Hobby Horse Lane

Overnight parking on the streets is prohibited to permit unobstructed access for emergency vehicles.

  • A quick note on exterior maintenance. Please be reminded that exterior maintenance is the responsibility of the homeowner.

This will keep Trailhead looking it’s best and a proud place to live.

Please keep up on maintenance items such as faded paint, exterior damage repairs, and other general exterior items.

Most vents have black residue on the side of the house and this should also be cleaned.

Simple Green is a product that has be used to help remove the residue.

The board will be contacting homes that are in need of exterior maintenance as established in our bylaws.
