Hello Trailhead Residents,

As our hot summer comes to an end……………. We welcome Fall and our annual TrailFest gathering on Saturday September 26th at 2pm

General Items:

  • As always watch your speed when driving in and out of the neighborhood. We can’t stress this enough, be mindful of your speed.
  • While summer is coming to an end the weather is still agreeable enough to be outside often, we would like to remind everyone that all outdoor items such as grills, benches, chairs, tables, and any other outdoor accessories need to be stored on your deck/patio or garage when not in use. The area under decks is not considered storage. This is very important not just from a rules (Page 1 Section A Subsection iv.) perspective but from the practical side of things.
  • A quick reminder residents should have their garage doors closed except for egress or when performing activities outdoors. We have had reports of local wildlife getting into open garages.
  • The board has been discussing the various lawn care issues in the community. We are working on some new procedures to better track and follow up on issues.
  • A quick note on exterior maintenance. The Board would like to remind everyone that exterior maintenance is the responsibility of the homeowner. However, the rules do require everyone keep their properties in good, presentable condition. Please keep up on maintenance items such as faded paint, exterior damage repairs, and other general exterior items.
  • We will advise the neighborhood when Green Horizons will start the fall pruning.
  • The pond is in good shape at the moment, the liner is holding strong and the added drainage of all the homes around the pond is helping to replenish it after a rainfall. We continue to fight with algae growth in the pond but at the moment it is under control.
  • Several residents have inquired as to the purpose of our communities detention ponds and what state they should be in. Detention ponds serve as an area that temporarily holds storm water after it rains. This storm water comes from the streets. After enough water collects in the detention ponds they begin to slowly drain into outlets that lead to the Rocky River.
  • These detention ponds are required by the EPA/Sewer District as a means to control the rate that water enters the storm water system (which includes rivers). Additionally they keep sediment from entering rivers as it settles in the ponds prior to the water draining. Code requires that these ponds do not drain their water too quickly which is why you will see water in them for several days after a storm. In addition to this they require that there is not substantial vegetation in the ponds which means we must keep them clean and cut throughout the year. Large amounts of vegetation restricts the flow of water too much and creates a habitat for unwanted animals and insects.
  • The neighborhood pond with the fountain is fed by rain water, and the pond homeowner’s roof gutters, rather than the storm sewers, which keeps the pond full, and is on the plan for our community and filed with the city of Berea.

  • The landscape and design forms have been updated on the website. They now include a generic lot diagram. When you are submitting your request please include the rough locations of items. If you have your own diagram please feel free to submit it instead. This will provide the committees and board with a better idea of your project.
  • Remember if you are planning landscaping or an architectural/design change you must submit a landscaping or design form to the respective committee. All forms are available on the website. When you fill them out you can drop them off to the committee chair in person or email them to landscaping@trailheadvillage.com or design@trailheadvillage.com and make sure to read the rules and regulations to see what is and isn’t permitted in the neighborhood. Please remember that the review process can take up to 21 days to complete.

Hello Trailhead Residents,

The Board hopes everyone is enjoying the summer rain.

Hopefully, we will continue to have some sunshine! Here is the neighborhood news for July.

General Items

The Board would like to thank everyone who attended the annual meeting this year. The board met on July 7th and determined positions for this years board.

  • M​ark Angiocchi will be President​
  • ​Ja​c​k Popadak will be Vice President
  • Debra Marthey will be Treasurer
  • Kim Hren will be Secretary
  • Etta Wells will be Member at Large
  • The updated neighborhood roster is attached. Please remember if you want to change how your information is displayed to fill out at submit an information and privacy form (found on the website). If you catch a typo or other error please simply let the Board know.
  • Now that the Board has picked their positions, the Board now can proceed with the topics from the annual meeting and will be discussing them over the summer.
  • ​Residents who walk pets through the neighborhood please make sure to clean up after your pets on common grounds and other resident’s yards.

  • The board would like to remind everyone that the posted speed is 10mph
  • A quick note on exterior maintenance. The Board would like to remind everyone that exterior maintenance is the responsibility of the homeowner. Please keep up on maintenance items such as faded paint, exterior damage repairs, and other general exterior items.
  • ​​Please remember that recreation in the street is not permitted.
    With summer upon us j​​u​s​t a reminder that garden hoses should be​ kept​ on a hose ​reel.The landscapers will not be responsible for damages.

Planting Volunteers

Residents,
The Board has purchased several pine trees that are to be planted throughout the community on common areas to create more privacy and make the community look nicer.  We work on a rather tight budget and can only plant these trees with the help of people in the neighborhood.
On Sunday, May 31st we will be planting the pines with the assistance of some equipment that will be digging the holes for us.  We need people to help finish the planting after the holes are dug.  If you are interested in helping we would greatly appreciate it! Volunteers can come for some of the planting or all depending on what your schedule is.  Every little bit helps!
Please let us know if you are interested in helping out.  If you aren’t sure yet you can also simply show up on planting day however letting us know ahead of time helps with planning.  We will be meeting up at the mailboxes on Sunday May 31st at 9 AM.  If you have questions please let us know.

Mark your calendars! The annual community meeting will be held in the Berea Room at Berea City Hall, Tuesday June 9th at 7:30 PM, Sign in starts at 7:00​ PM.

The board is seeking nominations for an open position. If anyone is interested please contact the board. This is a great way to be involved in the community!

General Items

  • We are planning the morning watering schedule for the season. Please contact Sue Popadak sspopadak@sbcglobal.net if you are interested in helping.
  • Notifications for the annual meeting and proxy votes have been sent out. If you are not in receipt of them please let the board know. Proxy’s

    due June 1. You may place them in the community mailbox.

  • Let the board know if you would like to have the floor during the New Business to speak about something. We will be sure you are listed on the agenda and have a chance to speak. There is limited time for new business and we will give priority to those who contacted the board ahead of time.

  • A quick reminder that per the neighborhood rules and regulations residents should have their garage doors closed except for egress or when performing activities outdoors.

Email Issues

Residents,

Our hosting provider is currently experiencing issues with sending email to some email addresses. Those with emails with Yahoo or AOL are currently unable to receive emails from us. Our hosting provider is aware of the issue and is working towards a fix. Please note that all communications we make through email are always posted on the website as well.  Thank you for your understanding in this matter.

Road Maintenance 5-6-15

Residents,
Tomorrow, May 6, an asphalt contractor will be in the community performing crack filling.  Please note this is subject to weather, if we receive excessive rain the maintenance will be rescheduled.  This process involves filling the cracks in our road with hot tar to help prevent damage to our road from water.  Please watch your speeds in the neighborhood as their will be workers in the street.  If you have questions or concerns please feel free to email us.

Lawn Repairs Complete

Residents,

Green Horizons has completed all plow damage repairs. Please note that it is your responsibility to maintain these repairs. If the repairs are not watered then they may not completely regrow.

  • The board is seeking residents who are interested in joining the board! If you are interested in joining or would like more information please contact the board. Working on the board is a great opportunity to meet and interact with the entire community. If you are interested in running or nominating someone let the board know by May 9th. Nominees may choose to accept or reject their nomination.

Construction/Maintenance News

  • A notice will go out to residents prior to the date of the street crack repairs which is planned for the end of April.
  • Green Horizon will be starting the lawn repairs from the winter plowing. Seasonal mulching/fertilizing will begin mid April.

  • A reminder, no recreational activities are permitted in the street.
  • Overnight parking is not permitted in the street. Please have guests use the parking pads.
  • Parking on the fire hydrant side of the street is prohibited by both the city and the HOA.
  • As a reminder, garage doors should only be open during egress times or when performing work outside of your home.

Spring Clean Up and Mulching

Residents,

  • Green Horizon (our landscaper) will be starting spring clean up in mid-April.  Front beds will be cleaned of debris and edged.
  • During clean up they will also do lawn repairs from plow damage.
  • Our first fertilizer application will also be mid-April.  The ground temperature needs to be above 50 degrees to make sure fertilizing is effective.
  • Mid-April will also be when Green Horizon will mulch our community.  Our contract covers mulching front beds and the beds of common areas.  If you would like to have areas other than the front of your home mulched please let the Board know by April 10th.  We will compile a list of people interested and hand this off to Green Horizon at which point they will get in touch with you about pricing.
