Spring Clean Up

February Newsletter

Hey Trailheaders!  Here is a quick newsletter for the month of February.

General Items

  • The Board would like to announce a change to the structure of the HOA that will start after this years annual meeting.  During the first few years after the formation of our community there were not enough homes to justify a larger board as defined by the bylaws.  There simply was not enough to do or enough homes in the development.  Now that we are close to being built out the board has decided to move to the format as spelled out in the bylaws.
  • Right now we have a board of 3 members who each serve for 3 years and move up in position each year until they reach the position of president.  As our community has grown this has become an inefficient model.  We will be moving to a 5 member board with 5 independent positions (President, Vice President, Treasurer, Secretary, and Member at Large).
  • The existing board members will be staying, their positions will be determined prior to the board requesting applicants for open positions.
  • More details will be sent out in the months to come but we wanted to take the early opportunity to let everyone know of the upcoming changes.  If this interests you or if you have any other feedback at this point the board would love to hear it!

Landscaping & Design

  • If you have an upcoming design or landscape project for the springtime you may consider getting your request in during the winter so that the approval process does not hold up your project!
  • Remember if you are planning landscaping or architectural/design changes to submit a landscaping or design form to the respective committee.  All forms are available on the website.  When you fill them out you can drop them off to the committee chair in person or email them to landscaping@trailheadvillage.com or design@trailheadvillage.com and make sure to read the rules and regulations to see what is and isn’t permitted in the neighborhood.  Please remember that the review process can take up to 21 days to complete.

Road Maintenance 11/8/13

Residents,

This Friday (11/8/13) an asphalt contractor will be on site to perform road maintenance.  They will be crack filling the road as well as the gutters (concrete curbs).  The process involves applying hot tar to cracks and joints in the road and then covering them with a light sand.  This will prevent water from entering these cracks in the winter and freezing which can cause damage to our road.

The tar does not take long to dry and can be driven on about 10 minutes after application of sand.  This maintenance is weather dependent however. If there is excessive rain tomorrow the contractor will have to reschedule for another day.  If that happens we will let everyone know when that will be.  If you have any questions please feel free to contact the board.

Lawncare Update

Below is an email from Schill that addresses some of the “brownout” issues homeowners may have been experiencing in parts of their yards.

Hello All,

I received a phone call today in regards to some browning and yellowing rings in the lawn areas so I came out to inspect and what you have going on is a Fungus called Red Thread. It is caused from a lot of moisture and humidity from the weather we had for 3 weeks and now that we have gone into a drought the Fungus is really kicking in and showing up.  The property is scheduled to be fertilized in the next 7-10 days but I am trying to schedule the application to be done sooner to help grow out the Red Thread.

While I was walking the property I also noticed quite a bit of stressed lawns due to the quick increase in temperatures and lack of water. In times like this I recommend you do early morning watering (not in direct sunlight) this will help with the recovery when we do get rain. If homeowners choose not to water the grass is going to start to go dormant and the chances other fungus and disease cropping up increases. We put grub control and surface insect control down last application but without proper watering we open ourselves up for other problems.

I don’t expect everyone to water every day (2-3 time per week) but when they do water make sure you are deep watering and getting enough down which in turn will help with the color and health of the lawn. This process is even more important for all of the new homeowners that recently had their lawns installed. If you don’t water you will end up getting Rust (fungus in new lawns) and Pythium (which will kill a new lawn will completely melt the grass away) so I would recommend those homeowner to water daily in the current weather conditions (not in direct sunlight) to avoid burnout. You also don’t want to water late at night as you will increase the Red Thread activity. I have been on over half of our properties over the last couple of days and have not seen an active bug or insect activity so this is all stemming from the Red Thread.

If you have any questions or concerns please feel free to email Bill and let him know and we will be available to come out and check it out before it comes a major issue. Also the homeowners with the new lawns it will take some time for the weeds to die back we cannot or shouldn’t spray any weed killer until after the lawn has been mowed at least 6-7 times. Also you will be seeing signs of Crabgrass and Barnyard Grass which is very common in lawns that are planted in the summer months and the heat.  Lastly, please make sure you are watering you plants and trees as they need deep watering and should be done every other day until we cool down. If it rains for more than a couple of hours you should be fine for that day. July Newsletter

Hey Trailheaders!

General Items

  • The reserve study has begun.  An inventory of neighborhood assets, their continuing maintenance costs, and their replacement costs will be put together.  The results, once finalized, will be published to the residents.
  • With summer upon us and outdoor activities in full swing we would like to remind everyone to read up on the use of summertime items outside.
  • A quick reminder that per the neighborhood rules and regulations residents should have their garage doors closed except for egress or when performing activities outdoors.
  • As the weather improves our four legged friends at ARF are spending more time outside.  If barking persists for more than 20 minutes please feel free to contact the Berea PD non-emergency number (440-826-5870) and they will address the issue.
  • As always please watch your speed when driving in and out of the neighborhood.
  • Residents who walk pets through the neighborhood please make sure to clean up after your pets on common grounds and other resident’s yards this is not the landscaper’s job or other residents.
  • Please remember over the holiday to observe city/state regulations in regards to fireworks.  Also remember to read up on the flag rules in case you are planning on displaying a flag.

Landscaping & Design

  • The rebid of our grounds management contract is this year.  The board and landscape committee will begin the process in mid-July and should have a contract for our grounds management completed by October.  If you have questions, concerns, or comments about the process please contact the board.

Lawn Care 6/28/13

Residents,

Jim Schill called and his crew will be out sometime tomorrow (Friday Jun 28th) to cut our all resident properties and common areas. NOTE: Those residents that have sprinkler systems, make sure you have turned them off for this evening (Thursday) and Friday as well as this will assist the Landscapers in cutting grass.  Any questions or concerns, please contact Bill Sweeny.

Landscaping Update

Tomorrow Wednesday, June 19th, Schill Grounds Management will have a crew at our development to do pruning of all shrubs located in the front portion of our homes. Tree limbs close to the house or touching the structure will be pruned.  Per the current HOA contract, this does not include any work along the sides of the properties nor in the backyards unless previously requested through Jim Schill and there is a fee for that work.  Any resident with a sprinkler system is requested to turn if off so there is no watering tomorrow morning so workers may safely access the shrubs and tree areas as needed.  Note: if you have any specific requests as it related to the area to be pruned, please submit it to Bill Sweeny via email and be specific.  Please provide a contact telephone number if Bill or the landscaper needs to confer with you about your instructions.

During the next two following weeks, all customers of Schill will have their regular scheduled maintenance day changed and they will be unable to make an early notification of when they are coming to cut the lawns. Every effort will be made to notify residents.  The purpose of this temporary change is due to the high volume of customers that will be having picnics and other events for the July 4th weekend.  No maintenance will be done during the long weekend to accommodate all customers. We will have our lawns taken care of each of the two upcoming weeks so don’t worry about that.
Weed Control (organic mixture) was applied to all lawn areas a couple of days ago and due to high temperatures, a slight discoloration may be noticeable but will dissipate within the next day or so.  Watering will be very helpful.  Note:  During hot temperatures and high humidity, please try to water your lawns and flower beds daily.  Refrain from watering in direct sunlight  as a high percentage of water will evaporate and it will burn the leaves. Watering should be in the early morning before the sun is directly on areas and in the evening hours at dusk.  Watering is extremely crucial for survival of of our lawns and flowers/shrub beds.
Schill will be adjusting the lawnmower blades for cutting to 3-1/4 inch height for grass cutting. With proper watering this should cut down on browning of our lawns.

Design Committee Chairman Change

Effective June 13 Sue Popadak stepped down as chairman of the Design Review Committee she will remain on the committee as a member.  Melissa DeCapite will be the new Chair of the committee.  The email address to contact the committee is still design@trailheadvillage.com.  If you have questions or concerns please feel free to contact the board.
