Trailhead Beautification
June Newsletter
- As summer begins to start we would like to remind everyone about the neighborhood rules in regards to items being stored outside. All outdoor items such as grills, benches, chairs, tables, or other outdoor accessory need to be stored on your deck/patio or garage when not in use. The area under decks is not considered storage.
- As always watch your speed when driving in and out of the neighborhood be reminded that the posted speed is 10 mph
- A quick note on exterior maintenance. The Board would like to remind everyone that exterior maintenance is the responsibility of the homeowner. Please keep up on maintenance items such as faded paint, exterior damage repairs, and other general exterior items.
- With summer upon us just a reminder that garden hoses should be kept on a hose reel.The landscapers will not be responsible for damages.
- During the summer our four legged friends at ARF are spending more time outside. If barking persists for more than 20 minutes please feel free to contact the Berea PD non-emergency number (440-826-5870) and they will address the issue.
- For the pet owners please be reminded that they must be an leash in the community.
- A quick reminder that per the neighborhood rules and regulations residents should have their garage doors closed except for egress or when performing activities outdoors.
- A maximum of three (3) flower pots per home are permitted in the front of the house.Must not be on any lawn area.
- Our mowing day will typically be Wednesdays . This is subject to weather and holidays. Please remember to not water your lawns the day before mowing.
- When you are submitting your request please include the rough locations of items and be as descriptive as possible. If you have your own diagram, please feel free to submit it instead. This will provide the committees and the board with a better idea of you project.
- Remember if you are planning landscaping or architectural/design changes to submit a landscaping or design form to the respective committee. All forms are available on the website.

Hello Trailhead Residents,
General Items:
- We do apologize that the annual meeting is on a Sunday. We were informed by the city that the Berea Room is no longer available to use. We were able to secure the meeting room in the Library for this year’s meeting.
- We are planning the daily morning watering schedule for the season. Please contact the board if you are interested in helping. The beds by the mailbox and the front entrance beds are what needs to be watered.
- Notifications for the annual meeting and proxy votes have been sent out. If you are not in receipt of them please let the board know. Proxy’s are due June 1.You may place them in the community mailbox.
- Let the board know if you would like to have the floor during the New Business to speak about specific topic. We will be sure you are listed on the agenda and have a chance to speak. There is limited time for new business and we will give priority to those who contacted the board ahead of time.

Hello Trailhead Residents,
Spring has sprung! Or maybe not quite yet!
Every year we have one board member who rotates off the board after serving a 3-year term. This makes room for a different resident to be elected to the board. The election happens at the annual meeting in June. Any resident whose name is on the deed of their home, is eligible for election, one person per household. If you are interested in joining or would like more information please contact the board. Working on the board is a great opportunity to meet and interact with the entire community as well as a chance to help manage the community. If you are interested in running please let the board know by May 9th.
General Items:
- Pet owners please be mindful and pick up after your pets throughout the neighborhood.
- Green Horizons will be repairing plow damage in the coming weeks. Damages have been noted at each residence.
- In order to maintain the appearance of our community please be reminded to keep up with exterior items that may have faded paint for example, shutters, exterior lights, and garage doors.

- A reminder, no recreational activities are permitted in the street. Skateboards,skateboard ramps, basketball hoops, and soccer nets are prohibited on the property.
- Overnight parking is not permitted in the street. Please have guests park within the residents garage, driveway and then on the parking pads.
- Parking on the fire hydrant side of the street is prohibited by both the city and the HOA.

March Newsletter
- The board would like to remind everyone to take the time to review our website occasionally as there are updates and notices posted.
- Green Horizon (our landscaper) will be starting spring cleanup in Mid- April. Front beds will be cleaned of debris and edged. During cleanup they will also do lawn repairs from plow damage.
- Our first fertilizer application will also be mid-April. The ground temperature needs to be above 50 degrees in order for the fertilizer to be effective.
- Mid-April will also be when Green Horizon will mulch the community. Our contract covers mulching of front beds and common areas. If you would like to have areas other than the front of your home mulched please let the board know by April 10th. Green Horizon will provide you with pricing.
- In regards to exterior house maintenance please attend to any painted needs such as fading shutters, garage doors, and exterior light fixtures.
- Continue to be mindful of your speed in and out of the community, as the posted speed limit is 10 mph.
- As the weather improves – please be reminded that recreation in the street is prohibited.

- Only (1) single freestanding bird feeder per home is permitted either in a tree or on a post. The post may only be placed outside the patio or deck in an established tree mulch area, not on lawn that is mowed. The post must be metal and the post and feeder shall not exceed seven (7) feet in height. The feeder may not exceed eighteen (18) inches square. The post must be painted black. Bird feeders are only permitted in the rear of the home. Front and side locations are prohibited.

When you are submitting your request please include the rough locations of items, and be as descriptive as possible. If you have your own diagram, please feel free to submit it instead. This will provide the committees and the board a better idea of your project.

Important Holiday and HOA Dues Information
December Newsletter
Hi Trailhead Residents,
The Board extends our wishes for a happy holiday season to all.
General Items:
• Just a quick reminder, all decorations need to be removed no later than two weeks after January 1, 2016
• Chris Fehring from Association books will be sending out information to the residents the week of December 14th
• The property adjacent to Hobby Horse Lane and beyond that has been purchased by an individual not affiliated with Trailhead and one home will be built. The new homeowner is in the process of clearing the land.
Snow removal reminders:
• Driveways will not be plowed if there is a car present on the driveway.
• Driveways are on a 2” trigger, this means driveways will not be plowed until 2” of snowfall.
• Please refrain from parking on parking pads during snow events, they will not be plowed if cars are on them. Also, be mindful of parking on the street so the plows can do their job during snow storms.
• Marks, chips, and some plow damage is inevitable. Contractors will attempt to minimize this but some superficial damage is possible due to snow removal.
• Salting, while keeping our streets ice free, is hard on our grass. Some burn out is to be expected after each season. Simply because we do not have a tree lawn or sidewalk buffer.
• Plow damage that is done to lawns will be repaired by the contractor in the spring.

Hello Trailhead Residents,
Hope everyone has enjoyed the Fall Foliage! Here is the November Newsletter.
General Items
- It is that time of year again…the pond fountainwill be turned off. The fountain will be removed and put into storage for the winter. This is to keep the pump from being damaged by the pond freezing. The fountain will be turned back on in early spring.
- With winter just around the corner we would like to remind everyone to take the time to properly store outdoor items.
- As the holiday’s approach be reminded to use the parking pads and when parking on the street please do not park on the fire hydrant side as this is a city wide rule.
- The deer are roaming be careful as you drive in and out of the community.
- Green Horizon will perform fall clean up throughout November.
Financial Items
- The board of directors has made a decision to partner with Association Books. This is a necessary partnership in order to maintain consistent management of our funds at a nominal cost. There will not be any increase to the monthly dues. Chris Fehring will be sending information explaining the service to all the residents. More information to follow before the new process is implemented.

- A quick reminder that seasonal flowers need to be removed as winter approaches. In addition,hose reels should be put away.
- With the holidays around the corner we would like to remind everyone when decorating their home that the holiday lighting cannot be on prior to Thanksgiving.
