Part of your dues at Trailhead Village includes grounds maintenance. This page covers all the details of that maintenance.
What is covered?
The Homeowners Association contracts with a landscaping contractor to provide the following maintenance to homeowners:
- Homeowners lawns (front, sides, and back).
- Trimming/edging of lawns and front beds.
- Weeding of front beds.
- Removal of clippings & clean up.
- Pruning of shrubs and bushes in the front of homes.
- Fertilizing of lawns.
- Grub control & aeration.
- Mulching of front beds.
- Snow removal on driveways.
- Shoveling of front walks of homes.
In addition to residents homes the contractor will perform the following maintenance for the entire community:
- Mowing of all common areas.
- Mulching of common areas.
- Snow removal of the communities streets.
- De-icing of streets as needed.
When does maintenance happen?
- In the spring/summer/fall the landscaper will be onsite each week to perform work. Mowing can be delayed due to rain on our designated mow day. If mowing is delayed it is typically handled the next day.
- Spring and fall clean up happen prior to and following the final mowing of the year.
- Mulching happens in early spring at the discretion of the HOA.
- Grub control and aeration happen at the discretion of the HOA.
- Fertilizing happens based on the contractors schedule. This is typically once in mid-April, mid-May, and every six weeks after through October.
- When fertilizing happens it will be marked with flags throughout the community.
- Snow removal happens based on several items:
- Main streets are on a 1″ trigger, this means that the contractor will arrive after approximately 1″ of snowfall has fallen.
- Driveways are on a 2″ trigger, this means driveways will not be plowed until there has been 2″ of snowfall.
Who do I contact when I have a question or a problem?
- All questions or concerns can be sent to the Board directly.
- You can speak to the landscapers while on site if the issue or concern is minor and can be handled immediately. However please contact the Board if damage occurs.
Snow removal reminders:
- Driveways will not be plowed if there is a car present on the driveway.
- Please refrain from parking on parking pads during snow events, they will not be plowed if cars are on them.
- The same snow bans that are in effect in the city are in effect in our community. No parking is allowed on the street during snow storms.
- Marks, chips, and some plow damage is inevitable. Contractors will attempt to minimize this but some superficial damage is possible due to snow removal.
- Salting, while keeping our streets ice free, is hard on our grass. Some burn out is to be expected after each season. The grounds management contractor will repair these places in the spring.
- Plow damage that is down to lawns will be repaired by the contractor in the spring.
